An application to rent a property from Pococks is subject to a reference and credit check and Landlord's approval.

When you have found a suitable property and we have agreed to rent to you we will require a holding deposit of £250.00 and when received we will stop marketing the property. We will also require payment of our reference fee which is £225.00 (inclusive) for one person and £350.00 (inclusive) for two people. These payments can be made either in cash or by using a debit card. Reference form/s will be provided and these need to be completed and returned to us within 3 days. As soon as we have received them we will arrange for our referencing Company Rent4Sure to provide us with a credit report; this takes up to 5 days. If you do not pass our referencing procedure and we are therefore not able to rent to you we will refund you the holding deposit as soon as practical. The referencing fee is not refundable.

Most of our properties follow the same procedure as above however those marked with an * have different rules which are shown separately.

If during the referencing procedure you decide for whatever reason that you do not wish to rent the property or if the referencing company advises us of adverse credit that you have not brought to our attention we will not refund any payments made.

A check out charge will be payable by the outgoing tenant which, dependent upon size of the property, will be between £65.00 - £150.00 (plus VAT).
